Can EU citizens buy property in Greece without restrictions?

Yes – EU citizens are generally not subject to any particular restrictions when buying property in Greece. In certain border regions special permits may be required; we check this for you case by case.

What is the AFM tax number and when do I need it?

The AFM is a Greek tax number that must be obtained before signing any contract. We support you with the application.

Is there a Golden Visa programme for non-EU citizens?

Greece offers investors from non-EU countries a residence permit under certain investment conditions. We are happy to discuss details and current thresholds in person, as the rules can change.

Can I finance the purchase through a German bank?

Depending on the property and your personal situation, financing through German or Greek banks is possible. If needed, we connect you with experienced financing advisers.

What running costs will I have as an owner?

These include the annual property tax (ENFIA), utilities, and – if you are not permanently on the island – costs for maintenance and property management.
